‘Workforce’ Apartment Project in the Works for Troost and Linwood

UC-B Properties, a significant developer on Troost Avenue, is pursuing a 100-unit apartment project at the southeast corner of Linwood and Troost.

The project is in the early stages of planning and UC-B plans to partner with Brinshore Development. Chicago-based Brinshore has developed substantial affordable housing in the city, notably the Paseo Gateway project.

“It will be workforce housing with a little retail on the ground floor,” developer John Hoffman said.

A rendering and cost estimate of the proposed development were not available.

“We are in the early stages of conceptual planning and neighborhood engagement,” said Lance Carlton of UC-B. “Our goal would be to break ground in 12- to 18 months.”

Hoffman said the project will include a mix of studio, one-bedroom and two-bedroom units. Monthly rents are expected to range from $900 for a studio to $1,400 for a two-bedroom.

“We’re aiming toward teachers, artists and healthcare workers,” Hoffman said.

UC-B had an earlier plan approved to develop a 96-unit apartment project across the street at the southwest corner of Linwood and Troost, but that deal has now been taken over by Milhaus.

Indianapolis-based Milhaus has collaborated with UC-B on other projects including the Marcato, a 182-unit apartment development at 27th and Troost, and the Gallerie apartment development south of Crown Center along Gillham Road.

UC-B also has developed Scholars Row, a 50-unit apartment project at 55th and Troost, and the LaQuinta Hotel at 24th and Troost.
