Platform Ventures has finalized the design for its planned 14-story office building at 13th and Wyandotte and will be seeking new construction bids, hoping to take advantage of a more competitive post-Covid market.
“We have achieved 100 percent construction documents this week,” Brian Douglas, project manager, said in an email.
“We are taking this package and completing a full re-bid of the job in order to realize cost savings that we believe to exist in the current environment.”
He said demolition of a vacant, deteriorated garage on the construction site across from Barney Allis Plaza is expected to begin within the next 30 days. Work on the office building is expected to begin this fall.
The design of the 152,000 square-foot office tower has remained relatively unchanged except for minor tweaks to the rooftop amenity deck and roofline, Douglas said. The development team recently finalized the materials to be used for the exterior.
“We are well down the road with our construction lender and continue to market the space to prospective tenants,” Douglas said.
“We have commitments for one- to two floors and are working with a handful of large anchor tenants for a large portion of the remaining building,” he said.
The $70 million office project is part of a larger redevelopment plan the firm is pursuing for the block that includes converting the historic Kansas City Club building into a 144-room boutique hotel and renovating part of the historic Muehlbach Hotel into 190 apartments.
The new Hotel Kansas City is scheduled to open in late August. No timetable has been announced for the Muehlbach project.
