Westside Flats Residential Development Nearing Completion

Westside Flats, a $10 million, 33-unit residential project at 17th and Madison, is nearing completion after a larger plan was dropped three years ago because of neighborhood criticism.

“We are excited to be part of the community and neighborhood,” said Austin Bradley, vice president of development for EPC Real Estate. “It’s been a long process and we’re glad to be at the finish line.”

The Westside Flats project consists of a 29-unit apartment building and four adjoining townhouses on the southwest corner of 17th and Madison.

It’s in the heart of a diverse Westside neighborhood where longtime Latino residents have seen an influx of newcomers over the past 20 years attracted to the area’s eclectic blend of new and historic architecture, and proximity to downtown.

It was partly concern of continued gentrification that prompted some residents to oppose an earlier version of Westside Flats that was seeking property tax abatements to build a 48-unit apartment project with underground parking.

EPC responded by scaling back the project and dropping its request for incentives.

The 29-unit apartment building will have a mix of studio, one-bedroom and two-bedroom units ranging from 450 square feet to 1,500 square feet.

The four, three-story townhouses, were finished recently. Two are 2,000 square feet, two, 1,800 square feet. Each have three bedrooms and three bathrooms with garage parking. Rents have not been determined yet.

The apartment building is expected to be completed by year’s end. Eighty percent of its units are studios and one-bedrooms, the remainder are two bedroom.

Unit sizes range from 450 square feet to 1,500 square feet, and monthly rents will be from $1,100- to $2,900.

Bradley said amenities will include underground, secure parking, a rooftop terrace with grills and fire pits, a fitness center, outdoor patio, and club area with a kitchen, lounge and work space.

“We’re expected to rent to a diverse demographic of young professionals and empty-nesters,” he said.

“The Westside is a very unique and diverse community that’s very close-knit and adjacent to the urban core and the Crossroads. That walkability makes it a unique opportunity for residents.”
