Maxus Pursuing $45M Apartment Project at Third and Oak

Maxus Properties has submitted a preliminary proposal to the city for what would be an 11-story, 234-unit apartment project at Third and Oak in the River Market.
The firm, which also is redeveloping the former AT&T building at 500 E. Eighth St., anticipates the $45 million project would not begin construction until late 2022.
“We’ve been working on the project for about two years,” said Jake Gifford, an official with Maxus. “There’s been huge growth in the River Market…and Kansas City is doing a wonderful job to help retail and businesses.”
The proposed “Defeo” development at a vacant lot on the southeast of Third and Oak calls for nine levels of apartment above a two-level parking garage. The proposal would include an amenity deck with a swimming pool.
The site is located across from the Cold Storage Lofts, and is near an apartment development being pursued by CBC Real Estate Group on a parking lot at Third and Grand controlled by the KC Area Transportation Authority.
It also would be across Oak Street from Strange Days Brewing.
The proposal is still in the preliminary planning stage with no renderings available. HIVE Design Collective is listed as the architect in a filing with the City Planning Department.
Gifford said the units would range from 600- to 2,000 square-feet. No determination has been made about whether the proposal will meet the new affordable housing set aside program recently adopted by the City Council.
“We haven’t reviewed all the documents in the ordinance,” Gifford said.
